CHD is a boutique development and investment firm with a focus on high-impact projects that transform underutilized land into thriving commercial assets. In 2009, CHD acquired approximately 15 acres at the intersection of I-40 and Chapel Hill Road in Raleigh—an ambitious investment that reflects the company’s forward-thinking approach.

At the time of acquisition, the land lacked access to city utilities and was located just outside the urban core. Through strategic infrastructure investment and close collaboration with local planning authorities, CHD transformed the site into a successful multi-use commercial development. This project exemplifies the company’s commitment to identifying undervalued assets, optimizing land use, and delivering long-term value.

While it’s uncommon for smaller firms in the hospitality sector to build from the ground up, CHD has successfully developed two hotel properties entirely in-house—overseeing every aspect from land acquisition to construction and launch.

Revitalizing Hospitality Assets: Lumberton, NC Turnaround

CHD Investments specializes in acquiring and repositioning underperforming hotel assets—turning overlooked properties into high-performing, brand-aligned destinations. One such success story is the transformation of a distressed hotel along the I-95 South corridor in Lumberton, North Carolina.

When CHD acquired the property in 2012, it was dark, outdated, low revenues and in serious need of a repositioning. Recognizing its potential due to its prime location for leisure and interstate travelers, CHD executed a comprehensive renovation and repositioning strategy.

Following approval as a Marriott management company, CHD renovated the hotel to Fairfield Inn & Suites by Marriott, aligning the asset with a trusted, high-visibility brand. The property was redesigned to meet Fairfield’s GEN-4 design standards, resulting in a completely reimagined guest experience and getting the brand to provide a longer franchise term.

Key Transformation Highlights:

  • $Strategic Rebranding: Fairfield Inn & Suites by Marriott, it was just Fairfield Inn initially
  • $2M+ Comprehensive Renovation: Upgraded rooms, meeting space, exterior, and lobby
  • Lobby Expansion: Increased from ~2,000 ft² to ~3,000 ft² with higher ceilings, redesigned seating and natural light through large windows
  • Improved Guest Flow: Breakfast area and lobby layout redesigned based on guest behavior research
  • Exterior Enhancements: Modernized parking areas and added inviting outdoor spaces
  • New Guest Amenities: Expanded sundry shop and added meeting room
